In this article I am mainly illustrating the factors Affecting Construction Productivity.
Changes in resource quantity can have significant impact on production work and productivity. Any increase in resource would tend to increase production output, to a certain optimum point of production efficiency.
However, continuing to increase resources will lead to diminishing productivity due to overcrowding and overuse of resource. Conversely, any decrease in resource may decrease production output, to a certain point of still being able to produce with fewer resource, but there is risk of work stoppage and high resource idle time. High resource idle time can be cause of termination of work and thus reducing productivity. Step changes or disposal of resource at sudden high rates can be a disruptive force to production work.
Any constructive or destructive disturbances will deviate from planned work and reduce productivity. Means and methods management aimed at planning and control can provide prevention or counteractive measures to disturbances and achieve smooth and efficient construction work.
Productivity can be expressed by the ratio of output to input. Higher productivity is realized by getting more output from the same input, or less input to the same output.
Slack resources and inefficiencies are causes of low productivity. This indicates that better resource management and use of effective construction means and methods can greatly improve construction productivity. Output can be measured by work quality and compliance to specifications. Requirements of a construction project may change various types of project product and service, leading to different output. Work quality is of subject case but it is agreed that higher quality is less costly and time consuming. Compliance to specifications is making product or service that would satisfy customer needs or wants.
Unfortunately, construction productivity has been static in many countries for a long period. Trade manpower has been the predominant means to boost construction. Little progress has been made in improving construction productivity through technology in comparison to the manufacturing and service industries.
Rivalry from foreign contractors in domestic construction markets has resulted in some studies to compare labor productivity between local and foreign contractors.
Legitimate comparison can be hard due to differences in work scope and quality as well as operational and economic conditions. Nonetheless, it reveals that productivity in the construction industry in relation to work unit of cost is lacking compared to the manufacturing industry.
This is mostly contributed by the ill education of the construction work force. High and low rise buildings, roads, bridges, dams, and private residential are classified as products made by construction. Some service work to supply infrastructure is done as project for example maintenance work and disaster recovery. Work units of cost cannot be compared across each type of work a project group or organization until now and provide a base for comparison to other industries.
The productivity of the construction industry is crucial to national economies. Construction is a labor-intensive industry, and the role of skilled labor is significant in realizing projects. Higher productivity in the construction of both product and service is the key to the success of the construction industry.
Furthermore, as in the term 'development', productivity is essential in providing infrastructure and facilities for society.
